Save Water - Save Money

Water is an incredibly precious commodity, not least because saving it also saves that other precious thing - money.

Unbelievably millions of pounds worth of water is flushed down the drains every day in Scotland alone because property owners and occupiers have not fitted basic economising controls.  

Example - an average urinal will waste enough water in a year to fill an Olympic Swimming Pool costing at least £400/year.

 

Businesses can even get 100% tax relief by investing in products that encourage sustainable water use.  Under the Enhanced Capital Allowance scheme flow controllers, efficient toilets and taps are now included so there has never been a better time to start saving water - you really have no excuse not to start saving water and saving money.

 

Automatic flushing urinal controls.  These clever little units prevent urinals flushing 24 hours a day, 365 days a year.  

Look at the facts.  In a typical office occupied Mon-Fri a  standard 9L cistern flushing every 10 minutes uses 1,296L/day = 473m3/year at a cost of at least £710 based on £1.50/m3 for water and sewage.

There are lots of controllers out there and many are over-priced so I have worked with an electronics company to develop a simple battery operated urinal control which offers 70-80% savings on uncontrolled flushing.  The units cost just £95 making sure that payback is well under 1 year in every single case.  Installation can be done by any competent plumber for £20-30.  Servicing is a simple case of battery change every two years (at the same time we re-commission the units to ensure optimum flushing frequency and maximum savings) for which I charge just £25 (that's £12.50 a year as an on-going cost of ownership which I personally think is pretty good value for money!)

Just my opinion but I don't like mains operated controls although there are plenty of them around - just seems very complicated for something that should be kept as simple as possible.  Much more expensive to install and of course they need an annual check along with all other electrical equipment - battery operated systems just don't need all this fuss.

I also don't recommend that you rent these systems - although again plenty of customers do.  Personally I just don't see why you should pay for something several times over during its life when the unit itself will give you 300% payback inside a year.  After all you are fitting these things to save money or am I missing something??

All figures are based on the average price for water here in Scotland which is around £1.50.

Elsewhere in the UK water costs much more and of course the payback is even better.

And have you thought about metering?

What about water charges?  An Aberdeen firm I surveyed recently were being charged over £23,000 a year for water worth less than £5,000 because of surface water and drainage charges.  The installation of a soak-away will eliminate these charges and show payback within 3-4 months! 

If your toilets are more than 5 years old simply replacing them with modern ones can reduce water use by 50%  

Dual flush toilets are fantastic for buildings with a high daytime use;  a half-flush can use as little as 3L and a full flush just 6L compared to the old style 9L, 11L and even 13L cisterns that I find in many client properties.

If you don't want to - or can't afford to - replace your toilets then I can provide simple coffer dams - CisternSavers - sophisticated bricks - to reduce the flushing volume of your old cistern.  The flushing mechanism itself may also be replaced to automatically restrict flush volumes. 

Taps In most office toilets the taps are rarely used for anything other than a quick rinse and yet the water flow is sufficient to wash a bus - seems a bit wasteful don't you think?

Spray fittings will reduce the flow of water from a tap by as much as 80% and if you don't want to go to the lengths of replacing the taps I can supply retrofit throttle devices to simply restrict the flow rate.  Payback on these devices is almost always measured in weeks. 

Where you are buying new taps think about electronic controls incorporating passive infra red sensors.  You might also think about push taps - although I am personally not keen as they can be prone to misuse - contact me first for some recommendations on quality manufacturers.
Plug the leaks

Simple but effective advice - dripping taps are easy to spot and remedy and a single dripping tap fixed can save you 20L of water a day - that is 20L of clean potable water and 20L or sewage - and if its a hot tap 20L worth of energy to heat it up!

Harvest the rain

If you have a roof you can collect rain water and use it for flushing toilets, cooling the building through chilled beams, vehicle washing, plant watering.......I am trying to source data from a reliable supplier - watch this space.....

Don't forget the bills themselves

Not that I wish to comment unfavourably on the water companies but they are not the worlds best when it comes to accurate billing.  I can help you ensure that your meters are the right size, your waste water charges are based on true number of employees, your Mogden formulae are correct etc - all helps to ensure you are billed for what you actually use.
